Job Description:Mortgage Lending Specialist

The primary role revolves around working with clients to identify and secure permanent FHA/VA and conventional mortgage loans, among other residential mortgage programs, that best suit their financial objectives and needs, and ensuring compliance with the federal registration obligations mandated by the SAFE Act.

Primary Responsibilities:

• Meets with individuals requesting loans to collect and evaluate information on their financial position, such as income, liabilities, assets, and credit history, along with their preferences, income, and earnings to assist in determining whether the loan represents an acceptable risk; collects and reviews critical financial and credit details.
• Independently examines the creditworthiness of applicants. Authorized to issue a pre-qualification assessment of borrowers' eligibility.
• Evaluates the products that align best with the customer's needs and financial standing and provides guidance to potential borrowers on the advantages and disadvantages of different financial options and the most suitable mortgage loan programs.
• Provides guidance to clients regarding other possible bank products or alternative lending avenues to consider.
• Promotes and services the bank's mortgage offerings to attract new residential mortgage clients, leveraging relationships with Realtors, builders, and developers to generate business opportunities.
• There may be a need to visit and conduct work at prospective customers' homes or business premises. Afterwards, follows up on potential customers via travel or telephone contact.
• Participates in discussions with borrowers to negotiate loan terms and holds the authority to legally commit the bank to these agreements.
• Upholds lending compliance by following all origination guidelines, which include both bank policies and regulatory prerequisites.
• Collaborates with management to devise effective compliance strategies and suggests potential modifications to corporate operating policies where necessary to maintain ongoing regulatory compliance.
• Tracks the fluctuations and innovations happening in the nearby real estate sector, while staying updated on the changes in rules and statutes related to both private and federally-backed home loans.
• Acts as the bank's spokesperson in the community, taking part in various activities and events to identify, develop, and advocate for new business opportunities. Organizes seminars for different groups, like the general public and real estate agents, to drive additional business and strengthen community connections.

Scope of Responsibilities:

• The person currently holding the position is skilled in working with limited oversight, occasionally working outside the office environment.
• The position necessitates frequent interaction with external contacts, in addition to internal communications primarily during sales calls outside the office.
• The job involves engaging with individuals and teams internally as well as within the assigned community, forming new relationships and upholding current ones.
• The responsibility to define and uphold federal registration standards as outlined in the SAFE Act.

Prerequisites relating to education and practical training:

• With an associate degree and two years of practical sales experience,
• In place of a degree, alternative educational routes can be explored
• Prospective candidates must have completed at least 4 years of higher education and/or relevant work experience, with a focus on gaining 2 years of sales experience.
• Comprehensive understanding of FHA/VA rules, conventional loan stipulations, and real estate legislation.
