The main duty involves helping individuals in the selection and acquisition of permanent FHA/VA and conventional mortgage loans, along with other residential mortgage programs, that suit their financial preferences and goals, and ensuring compliance with federal registration protocols outlined in the SAFE Act.

Primary Responsibilities:

• Meets with potential borrowers to gather and evaluate information on their financial situation, such as earnings, debts, assets, and credit history, alongside their wants, needs, and income to aid in deciding the feasibility of approving the loan; collects and reviews pertinent financial and credit information.
• Conducts an independent evaluation of the creditworthiness of applicants. Authorized to provide a pre-qualification assessment regarding borrowers' eligibility.
• Assesses which items align best with the client's requirements and budget constraints and counsels prospective borrowers on the pros and cons of different financial products and the most suitable home loan options.
• Provides advice to customers on different bank products or alternative lending options when appropriate.
• Stimulates growth in mortgage operations by actively engaging with real estate professionals, home builders, and development firms to promote the bank's mortgage services.
• Traveling to and working at potential clients' residences or business sites may be necessary. Subsequently, follows up with potential clients through travel or telephone outreach.
• Engages in discussions with borrowers to establish loan conditions and possesses the ability to legally represent the bank in such matters.
• Maintains alignment with all origination processes, covering both bank policies and regulatory mandates to ensure lending compliance.
• Provides recommendations to management on successful compliance tactics and potential alterations to corporate operational procedures as necessary to guarantee continuous compliance with regulations.
• Monitors the current movements and progressions in the regional real estate industry, as well as the updates in regulations concerning both private and government-guaranteed mortgages.
• Serves as the bank's representative within the community, engaging in activities that aim to grow and publicize new business ventures. Conducts seminars for a wide audience, including prospective clients and real estate agents, to stimulate business growth and establish stronger community connections.

Scope of Responsibilities:

• The person currently in the role typically functions with restricted supervision and may work outside of the office environment at times.
• Extensive external networking is a key component of this role, alongside internal engagement primarily focused on sales meetings conducted off-site.
• Responsibilities include interacting with team members and external parties in the designated area, forging new connections while also upholding existing ones.
• The duty to set up and manage federal registration standards as detailed in the SAFE Act.

Academic and practical prerequisites essential for the position:

• Possessing an associate degree paired with two years of sales expertise,
• In place of a traditional degree, another pathway may be pursued
• Candidates must have at least 4 years of higher education or applicable work history, along with a minimum of 2 years of sales expertise.
• In-depth familiarity with FHA/VA rules, conventional loan prerequisites, and laws governing real estate transactions.
