Job Description:Home Financing Specialist

Mainly focused on helping customers in identifying and securing permanent FHA/VA and conventional mortgage loans, along with other residential mortgage programs, that best cater to their financial needs and objectives, while following the federal registration requirements outlined in the SAFE Act.

Primary Responsibilities:

• Engages with loan applicants to obtain and assess information about their financial standing, including income, debts, assets, and credit records, along with their desires, earnings, and needs to help in determining the feasibility of approving the loan; gathers and evaluates relevant financial and credit data.
• Independently examines the creditworthiness of applicants. Authorized to issue a pre-qualification assessment of borrowers' eligibility.
• Identifies the most appropriate products that meet the customer's needs and financial status and advises potential borrowers on the benefits and drawbacks of various financial products and the most suitable mortgage programs.
• Offers recommendations to clients on additional banking services or alternative lending solutions as required.
• Drives the growth of mortgage business by engaging with Realtors, builders, and developers to market and promote the bank's mortgage products and services.
• The role may involve traveling to and working at potential customers' homes or business establishments. It also entails following up with potential customers through travel or telephone communication.
• Conducts discussions with borrowers to establish loan terms and possesses the authority to legally obligate the bank in these negotiations.
• Ensures compliance with all origination procedures, including adherence to both bank policies and regulatory requirements for lending.
• Advises management on how to implement effective compliance strategies and suggests possible modifications to corporate operating policies to maintain regulatory compliance over time.
• Monitors the current movements and progressions in the regional real estate industry, as well as the updates in regulations concerning both private and government-guaranteed mortgages.
• Acts as the face of the bank in the local area, participating in community events and functions to attract, cultivate, and expand business opportunities. Offers seminars to both the public and real estate professionals with the aim of boosting business and strengthening community relations.

Scope of Responsibilities:

• The current officeholder is used to working with limited supervision, occasionally being away from the office.
• The job requires a substantial amount of external outreach, along with internal collaboration primarily during sales calls away from the office.
• The role involves engaging with individuals and teams internally and in the designated community, cultivating new relationships while also sustaining current ones.
• The duty to establish and enforce federal registration criteria in accordance with the SAFE Act.

Prerequisites relating to education and practical training:

• Individuals equipped with an associate's degree and two years of sales involvement,
• Rather than focusing on a degree, different educational paths can be followed
• Individuals applying need to have a minimum of 4 years of higher education or relevant work experience, including a minimum of 2 years of sales experience.
• Extensive knowledge of FHA/VA guidelines, conventional mortgage requirements, and real estate regulations.
